01 · No cost to you
Host
We fund, build and run. You earn.
We fund and build the courts, run everything day to day, and pay you a fixed annual rent for the space.
02 · Shared
Partner
Shared investment, shared rewards.
A true partnership. We share everything with you: the build cost, running costs, maintenance, staffing and the income.
03 · You own
Build
We design and build. You own.
High quality courts designed and built for you to own outright, keeping all the income. We can add coaching, competitions and booking set-up to get them busy.
How it works
From first walk-round to opening day: around 5 to 8 months. Every site is different, and the planning stage sets the pace.

Site visit
About 1 week
We walk your grounds with you and look at space, access, parking and neighbours.

Proposal
About 2 weeks
A clear written proposal: court layout, the option that suits you, and the numbers.
03
Drawings
2 to 3 weeks
We prepare the site plans and court drawings needed for planning.
04
Planning
10 to 15 weeks
We submit and manage the application. Validation takes around 2 weeks, then a decision typically follows within 8 to 13 weeks.
05
Build
8 to 12 weeks
Our specialist UK build partners install the courts, managed by us from start to finish.
06
Launch
Opening day
Online booking, keypad entry, coaching and an opening event to get people playing.

Founder
Matt Williams
Matt grew up on tennis courts in Horsforth, was tennis captain at school and has played racquet sports all his life. He discovered padel on holiday in Mallorca and was immediately hooked.
He previously led the design, planning consent, procurement and business planning for a premium padel and wellness venue near York.
LTA and BPCA qualified coach.
Brand, marketing and events
Holly Williams
Holly’s background is as a brand manager, working across marketing, social media and events.
She makes sure every MAW Padel venue launches well, looks the part and stays busy.
The name
Why MAW?
MAW is Matt’s initials. Say it out loud and it sounds like “more”, which is exactly the point.
We’re a Yorkshire family business, and we’d love to bring more padel to your community.

Coaching
Led by Matt and our growing team of qualified padel coaches. Lessons for beginners and club players, junior sessions, hotel guests, and corporate and social events.
Wellness
Saunas and wellness
We can add a sauna, steam room or ice bath alongside your courts, giving players somewhere to warm up and recover. Each one is handcrafted by Box & Co from a converted horse trailer or shipping container, and they can also create gyms, bars and home offices, turning a game of padel into a complete wellness experience.
